Most of my "vast fortune" is in real estate-- rental properties specifically. It's been a great bet in Austin for decades now, although I'll say that I do see some risk in the next ~20 years. The population is growing too fast, and there's just not enough water. Something's gonna give. I intend to be out of the real estate market before that happens.
One of the least discussed problems with immigration is that most of our immigration-driven population growth is occurring in areas that are already short on water.

In SoCal desalinization is an obvious option since they are adjacent to an effectively unlimited supply of salt water but the only reasonable and carbon-free way to do that is nuclear and I don't think the voters of California are big on Nuclear Power.
The lack of water in the Southwest might ultimately end up being the Midwest's return to glory! We've got plenty of freshwater here in WNY, WPA, OH, IN, IL, WI, MN, MI!
