Before my dad passed, he bought some vacant property.  About 32 acres of wooded land, mixed with swampy areas and completely undeveloped.  He paid about $200K for it.  He paid money down, and the monthly payments were under $1,000. 

Over the years, the county had slightly raised the valuation every year.  Sometimes as little as $10K, sometimes a little more.  From about 2020-2024 they had raised the value up to something like 1.2 million.  The yearly tax bill went from a few thousand, to over $16,000 per year, just in taxes on land that is completely undeveloped.  I protested on behalf of my mom, and I was able to get the valuation back down close to the original amount.  Now the taxes are about $4K per year.  Still too high, but much better.  I will protest again this year as well. 
You should protest your county property tax assessment every year. I do, on all of my properties.  Usually I "win", sometimes I don't, but over the past 20 years I'm way ahead.

Absolutely we do.  I mentioned this one because I protested for my mom, and got it lowered (the assessment) by $800,000 or something.  It was completely ridiculous, and quite frankly the county was raping us on this one.

Also, states that receive more federal dollars than they pay obviously have an easier time balancing their budgets because non-residents are helping them pay their bills. :-)
Florida residents paid their due a long time ago. Now they are just getting their money back.

Yeah that's completely ridiculous, and incredible abuse by the county tax assessor's office.  I might look further into it and see just how shady they are, maybe get a TV station's news team to look into it.  That doesn't sound right at all.

How many properties you got?

A few.  Our main residence, and some rental properties.

But, for me anyways, none of my property tax goes to the state.  Most of it goes to the local school district, followed by the county, and then the city and all the special taxing districts. 

I don't know how our property taxes are allocated.  I do know that the state of Texas takes a portion of its revenue from property taxes.

Is this just for acreage or for regular old city lots/houses too?  

I gotta learn more about this.

Probably more important on city houses than acreage. Although Gigem's story is alarming.

But for city houses, they really don't put a lot of effort into the evaluations, imagine that.  Most recently, the market around here clearly topped out by the end of 2021.  But the 2022 and 2023 evaluations just kept skyrocketing at the same pace they had since about 2015, with zero market data to support it. Pulling a few comps in the neighborhood that actually sold for less than the evaluations, demonstrated that the market didn't reflect the county's appraisals.  So I got it knocked down.

always protest your tax assessment.  It always helps when their property card is wrong, inaccurate Sq footage,  state that I had 3 fireplaces.
I won my appeal last year, what was interesting (my experience) they really don't want to have to hold an actual hearing/meeting (which is what Indiana law prescribes).

they send out their 'guy' to handle/mediate with the taxpayer and basically cut the deal and end the matter.    actually turned out to be a very efficient process.   follow the procedure (to a 'T') or you'll get bounced, and it basically was one phone call, and email exchange of data, and a couple pictures, and we were done.

You can protest anything they tax, and quite frankly you should. The main reason why moms taxes went up so much is because nobody protested for 3-4 years. And they look at “comparable” properties, but you can bet your ass they use the highest priced ones. For example, another property near ours was fully fenced, with power and water and other goodies like barns and it was cleared. It was also a bit smaller.  In essence, the smaller the lot, the higher the cost per acre.

Not sure if you’re referring to the business taxes or whatever else they tax ( you’d think I know this well as a business owner…but I don’t) but I’m almost positive all the property tax money for residential goes to local entities only. When I get back to my pc I’ll look up the local appraisal district and it will list all the taxing jurisdictions.

Exactly, their comps are usually wrong and almost always the highest.  On my rentals, they're in good shape but they haven't been updated in many years. But the comps they're using are recently remodeled homes that were intentionally updated before sale, so they're a bad comp.
